Mondo is the autonomous operating layer for institutional real estate: live anomaly detection, proactive alerts, and ROI-backed actions that you approve. Demo: reit-ai.com/demo · contact@reit-ai.com

Mondo: the Property Management OS. Full Visibility.

Mondo runs leasing, maintenance triage, vendor oversight, invoice review, compliance, and reporting directly — removing the 8–12% management layer while the Asset Manager governs every rule, threshold, and approval.

Venus AI — Dual-Sided Autonomous Assistant

Venus AI handles tenant touchpoints directly — removing the 8–12% property management overhead while keeping the Asset Manager in complete control.

Venus AI: both sides of the operation

  • Tenant side: 24/7 autonomous tenant support, instant maintenance triage, dues collection, and inquiry resolution
  • Asset Manager side: real-time anomaly detection, automated vendor oversight, proactive text/email alerts, and ROI-focused recommendations

Live X-ray

A constant report of the entire operation. Every anomaly is flagged the moment it happens — not at month-end.

Proactive, not reactive

Whatever needs your attention reaches you by text, email, or call, before it becomes a cost.

Recommendations with a return

The system suggests; you accept or not. When you accept, you see the savings reflected in the report.

Questions we get from asset managers.

Does Mondo work alongside my current property manager?

No — it replaces that layer. Mondo runs leasing, maintenance triage, vendor oversight, invoice review, compliance, and reporting directly, so the 8–12% of gross rents paid to coordinate that work comes out of the portfolio.

If it's on autopilot, who's in control?

The Asset Manager — always. You set the rules, the spend thresholds, and the approval gates. The autopilot executes inside those boundaries and escalates anything outside them by text, email, or call.

Residential or Enterprise?

Both — as two distinct verticals. Mondo Residential covers multifamily and HOA communities, while Mondo Enterprise covers commercial and institutional portfolios. Each is purpose-built around its own leasing cycle, tenant profile, lease structure, and reporting requirements rather than forced into one generic model.

How does it deploy into our existing systems?

Connects through custom API integrations into your accounting, banking, CRM, and document systems. Nothing is ripped out — Mondo becomes the operating layer on top of the stack you already run.

What is Vantage, and who is it for?

Capital-raise onboarding workstation for GPs. Vantage guides both the GP and the LP from first brochure to funded deal, with embedded legal intelligence and jurisdiction-aware compliance across US and UK standards.

How do I see it in action?

Request a demo. We run a live environment against your own numbers and show what up to 40% lower operating cost does to NOI across your portfolio. Email contact@reit-ai.com or request access to the Mondo demo library.

How is Mondo priced?

Pricing follows the vertical. Residential and HOA portfolios are priced as a flat per-unit monthly platform fee. Enterprise portfolios — commercial and institutional — are priced per square foot or square metre of gross leasable area. Both carry a one-time onboarding fee and both land at typically 1–3% of gross rents, and under 2% on a market-rate unit. Traditional property management companies charge 8–12% of gross rents for the same coordination work. Pricing is quoted per portfolio: request a quote or email contact@reit-ai.com.

What size portfolio does REIT AI work with?

Three entry points, one per vertical. Residential requires a minimum of 30 units across multifamily and HOA communities — REIT AI does not serve portfolios below that threshold. Commercial starts at a single shopping mall or equivalent retail asset. Institutional property starts at a single asset — schools, student housing and dormitories, or government facilities. Above those minimums there is no upper limit — the platform runs portfolios for REITs, family offices, institutional investors, and sovereign wealth funds.

How long does onboarding take?

Two weeks or less, guaranteed — or your first month's platform fee is on us. Onboarding covers platform configuration, data migration from your existing systems, and connection to your accounting, banking, CRM and document stack. The two-week clock starts once you've provided the agreed data and system access, and pauses when client tasks or third-party dependencies run late. Meet your milestones and we meet ours.

Is REIT AI secure enough for institutional capital?

Client data is hosted in the United States and Mexico, in the region matching each portfolio's operations, with encryption in transit and at rest, least-privilege scoped access, and a full timestamped audit trail on every automated or approved action. Enterprise AI deployments run inside your firm's own architecture rather than as external SaaS, so data stays within your existing security perimeter. No client data is used to train third-party models. Integrations are scoped per system, reviewed with your IT team, and revocable at any time. Full security documentation is available under NDA — email contact@reit-ai.com.
